The home buying process can be confusing and complicated. As your representative, we are sincerely committed to helping you have a successful and enjoyable experience. Check out these 7 steps to simplify the buying process to see how we can help you!

  1. Assess your needs and financial situation – What makes sense financially for your family? What is most important in a home for your family? As an option, We can connect you with a certified financial advisor to give you a free comprehensive profile.
  2. Begin the searching process – We’ll help you simplify this process through automatic MLS emails that fit your specific preferences.
  3. Select your home – Choose the home that makes sense for your family personally and financially. This is the exciting part!
  4. Negotiate the purchase price – Along with negotiating a realistic purchase price, we will help you negotiate date of possession, cost of inspections, terms and conditions, as well as the inclusion of any repairs or furnishings.
  5. Investigate the property – During the due diligence period we will help you locate professionals to investigate the property to make sure it is in good standing and order before closing.
  6. Find financing – We will help you throughout the financing process and can suggest different lenders if you have questions.
  7. Closing escrow – We will work with all of those involved in a real estate transacation (lenders, escrow officers, home inspectors, real estate agents, etc.) through the close of escrow to ensure you a successful homebuying experience. Preparing to shop~
The shopping process can be tiring and disappointing if you drive around and don’t find what you’re looking for. In order to simplify this process, We will set you up to receive automatic emails from MLS on brand new listings as they appear. We will only email you homes that fit your specific preferences, which will cut down on needless searching of homes you’re not interested in.

Making an offer~
When you find the perfect home we will help you decide on a fair offer price, and will write up a legal offer contract for you. We will turn in this offer contract in a timely manner so you have the best possible chance of being accepted by the buyer.

Inspections~
During the home buying process you have a due diligence period in which you have time to inspect the home you are looking to buy. It is important to properly inspect the property to insure that you know exactly what you are purchasing. We will help you evaluate the property, which could include ordering inspections for termites or pests, dry rot, asbestos, structure and roof condition, or swimming pool tests. We will assist you in finding qualified professionals to complete these tests and who will provide you with written reports. This is also the time to order a preliminary title report to insure that the title of the property is clear of any “clouds” and ready to transfer to you. It is important to complete all necessary inspections at this time to eliminate any potential problems in the future.
