The following information will give you a brief idea of how
Smith Patton Group Associates will work to sell your home
fast and for the highest price!

  1. Determining fair market price for your home - Our associates will help you determine the best listing price for your home. First, they will run a Comparative Market Analysis for your home. A CMA includes information on similar houses in the area currently on the market and for what price they are listed. It also includes information on recently sold houses in your area such as what price recently sold houses were listed, at what price they were sold, and how long they were on the market. Next, they will pose important questions for the homeseller. Is your goal to sell your house at the absolute highest value? If so, are you willing to have your house on the market for a longer period of time? Is your goal to sell your home as quickly as possible? If so, are you willing to forego some potential profit to sell your house more quickly? After studying the CMA and discussing these questions with you they will suggest a listing price that is right for your home and for your homeselling goals.

  2. Advertising and Marketing – They will act as the marketing coordinator for your home by effecting a rigorous and assertive marketing program. Our associates will get your property exposure not only locally, but also nationally. Within hours they will have your property posted on the Multiple Listing Service, where other agents and brokers look first for potential buyers. They also will post your listing on SmithPatton.com in the featured properties section. Additionally, they will advertise your home on the top ten homebuying websites. Recent studies show that 79% of potential buyers now check the internet first when looking for a home. It is important to have a web presence with statistics like that! Smith Patton associates will also hold open houses and catered broker previews to get your home seen right away. They place ads in the newspaper, use professional signage on your property, and will place a lockbox on your door so it is readily available for other agents to bring potential buyers to view your home.

  3. Staging your home - Our associates will help ensure that your home is ready for buyer previewing. Here are some questions to ask to determine if your home is ready for showing. First, does your home have curb appeal? When driving up to your home, does it look welcoming from the outside? Is the lawn cut and in good shape? Is there exterior touch-up paint needed? Second, does your home have a welcoming feel when entering the home? When preparing for a buyer preview, it is important to make a good first impression. Have you removed all clutter and personal items from your home? They will also coordinate the delivery of these important disclosures to the buyer and make sure all signatures are received that are needed.

  7. Negotiating the selling price – Our associates are trained to assertively negotiate a fair market price for your home. They will also write a legally binding contract for the sale of your home that will keep you protected through the homeselling process.
